Commercial work is governed by a different clock. A residential project running two weeks over is an inconvenience; a retail build-out running two weeks over means rent on a space that cannot open. Commercial schedules are built backwards from a date that does not move.

We handle tenant improvements and commercial build-outs across the Salt Lake Valley, including work that has to happen around neighbouring tenants who are still trading.

Taking shell or previously occupied space to a finished, operating build-out — demising walls, ceilings, lighting, flooring, millwork and finishes.

Code and accessibility

Occupancy classification, egress, fire separation and ADA compliance for entrances, restrooms and circulation. These drive plan review, and getting them wrong is what delays a certificate of occupancy.

Systems for commercial loads

HVAC, electrical distribution and plumbing sized for commercial occupancy, plus grease interceptors, make-up air and hood systems where food service is involved.

Landlord coordination

Working within landlord work letters, building rules and approval processes, and scheduling loud or disruptive work around adjacent tenants' trading hours.

Occupied-site work

Renovations phased so a business can keep operating, including after-hours and weekend scheduling where the work would otherwise close you.

Can you work around our operating hours?
Yes. Phased, after-hours and weekend work is routine on occupied commercial sites. It changes the labour cost and should be priced in from the start rather than added later.
How long does plan review take for commercial work?
Commercial plan review is substantially longer than residential and varies by city — several weeks is normal, and revision cycles add to it. We build this into the schedule rather than treating it as a formality.
Do you work with our architect and landlord?
Yes. Most commercial projects arrive with an architect already engaged and a landlord work letter defining what the tenant is responsible for. We coordinate with both and flag conflicts between the drawings and the work letter early.
What determines when we can open?
The certificate of occupancy, which depends on final inspections across building, electrical, mechanical, plumbing and fire. Anything that triggers a re-inspection moves your opening date, which is why we schedule those with margin.
