South Jordan splits neatly in two. Daybreak, the large master-planned community on the west side, comes with design guidelines and an active architectural review process governing a good deal of what can be changed.

The rest of the city is more conventional: subdivision housing from the 1990s and 2000s, generously sized, and frequently sold with the basement left for the owner to finish.

Do I need Daybreak’s approval as well as the city’s?
Exterior changes in Daybreak go through community design review as well as the city. It is a genuine timeline rather than a formality, and it should be started before anything is ordered.
Can I remodel inside a Daybreak home freely?
Kitchens, bathrooms and basements inside a Daybreak home are governed by the building code like anywhere else. The design guidelines are overwhelmingly about what the street sees.
What about outside Daybreak?
Outside Daybreak the pattern matches the rest of the south valley: sound houses, sizeable unfinished lower levels, and finishes that have simply worn out.
Do I need a permit for this in South Jordan?
