Local knowledge

What building in West Valley City actually involves

West Valley City is the second-largest city in Utah, formed in 1980 from the communities of Granger, Hunter and Redwood. Most of its housing went up in the decades either side of that, which gives the city an unusually consistent building stock.

Split-entries, ramblers and two-storey tract homes from the 1970s through the 1990s: structurally sound, generously sized, and very often still wearing the kitchen and bathrooms they were built with.

Can a split-entry be opened up?
The split-entry is the defining house here, and its weakness is a cramped entry with the kitchen closed off from everything else. Taking out the wall at the top of the stairs is the single change that most often transforms one.
Is my unfinished basement worth finishing?
A great many of these homes were sold with the lower level roughed in and left. Finishing it is the cheapest square footage the house will ever gain, and it happens without disturbing the floor above.
Is a 1980s house here worth remodeling?
Cabinets, counters, tubs and windows from the 1980s have genuinely given out. The framing behind them generally has not, which makes projects here predictable and finish-led rather than full of surprises.
Do I need a permit for this in West Valley City?
Anything structural, electrical, mechanical or plumbing does. West Valley City issues its own building permits through its building division, and we prepare the submittal, book the inspections and carry the job through to final sign-off — you are not left managing that yourself.
