An addition is the most involved residential project there is: it changes the footprint or the roofline, which brings in structural engineering, zoning setbacks, foundation work and weather exposure all at once. It is also the answer when a house is in the right neighbourhood but has run out of room.

The early work matters more than anything that happens later. Setbacks, lot coverage limits and structural feasibility determine what is actually buildable, and we establish that before you spend money on drawings for something the city will not approve.

The details that decide whether an addition reads as original or obviously bolted on — rooflines, siding and brick matching, window proportions, floor height alignment and trim continuity.

Systems capacity

Existing furnaces, water heaters and electrical panels are frequently already at capacity. We assess this early, because discovering it late turns into an unplanned change order.

Weather protection

Sequencing so the existing house stays dry and secure while it is open. In the Salt Lake Valley that means planning around both winter and the shoulder-season storms.

Home Additions FAQs

How long does an addition take?
Plan on four to eight months from first drawing to finished space, and often longer for a second storey. Design and permitting alone commonly take two to three months before any construction starts — that phase is easy to underestimate.
Can I build up instead of out?
Sometimes. A second storey avoids using up yard and avoids new foundation, but it requires the existing foundation and framing to carry the additional load, which an engineer has to verify. On some houses that reinforcement is straightforward; on others it drives the cost past building out.
Do I need an architect?
For anything structural you will need stamped drawings. Simple bump-outs can often go ahead with a designer and a structural engineer rather than a full architectural package. We will tell you which your project needs before you commit to either.
Can we live in the house during construction?
Usually yes, with disruption. We isolate the work area and keep the existing house weather-tight and secure. There are specific stretches — tying into the roof, connecting the structure — where noise and access are genuinely difficult, and we flag those in advance.
